HIGHLIGHTS

- This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service.
- Quiet hours are 9 pm - 8 am.
- Two (2) cars maximum allowed* Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking
permit may result in a citation and fine of $500 to the owner of the vehicle.
- Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited.
- During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snow storm.
- All dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster.

You will check in by going right to the home using our keyless entry system. Your door code is the last 4 digits of your booking phone number followed by the check mark button that will activate at 4pm. Make sure to pull the door toward you when you put the code in to ensure the deadbolt is aligned. We have a 24 hour customer care team and a local team available during business hours.

HOME NUISANCES
- Having great views comes with a cost, THE STAIRS! You have to climb about 4 full flights of stairs to get to the front door so please consider that before booking.
- This is a duplex so there are shared walls. Once at the top of the stairs it’s the building to your left. The unit is the RIGHT UNIT with the Grand Welcome sign on it.
- Park wherever you can find a spot along Tina Ct.
- Trash goes into the dumpsters which are located on Tina Ct. Make a right if you are coming down the stairs and they are up a hill on your left.
- To reach the home, locate a set of stairs to the direct left of a house on the street level. (2nd photo on this listing)

PARKING PASSES
Douglas County requires all renters to display a parking pass on the dash of their car for the duration of their stay. They are located inside the home on the wall by the front door. Please put this on your dash immediately upon arrival to avoid a fine from the county. If the box is empty let us know right away. Reminder: we are only permitted for a certain # of vehicles to be parked in the designated areas only (garage, driveway, parking lot, etc). No street parking is allowed at rentals, per the county, regardless if you have a parking pass or not. Appreciate your cooperation with the Douglas County rental ordinance!

TAHOE RENTAL ORDINANCE
The following laws were set forth by the county and apply to every home in Tahoe. They were put in place to keep Lake Tahoe an enjoyable and safe place to visit for years to come! 🙂
1. The hot tub cannot be used after 10pm (if this home has one)
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash cannot be left outside and must go into the bear box.
4. We cannot host extra people or allow parties.
5. We cannot accomodate extra cars, parking on the street or dirt.
PLEASE NOTE: Neighbors may alert the police who will issue fines to guests found to be in violation. In order to protect this owner’s permit, we reserve the right to ask guests to leave if this happens.

- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your understanding!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- BBQ/DECKS IN WINTER: Due to snow levels and freezing temps, BBQs are not serviced and decks are not shovelled during the Winter but if you can dig it out and there is propane - feel free to use!
- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes 🙂
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.

WINTER TRAVEL ADVISORY
A storm in Tahoe can drop up to 2 feet or more in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home AND on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. There are also shovels provided for shoveling. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help!   1. By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits intact, sometimes it has to be done. Vast majority of our guests have no issue but every once in a while we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Message us if you have any questions or concerns and we appreciate your understanding on the matter 🙂
  2. COUNTY LAWS & HOUSE RULES
  3. Must be 25 or older to book this home.
  4. Strictly no hot tub use after 10pm - only if applicable!
  5. 10pm - 8am is the county quiet time for all all rentals.
  6. Trash goes into the bear box only and is not to be left outside.
  7. We cannot host extra people or allow parties.
  8. No extra cars, parking on the street OR on the dirt.
  9. No smoking on the premises and especially no flicking cigarette butts.
  10. No open flame fires, fire works, bonfires, etc - due to high fire risk.
  11. No yelling, blasting music, fighting or other loud noise that could disturb the neighbors.
  12. No pets unless the home is specifically pet friendly. We do host service animals unless the owners are allergic as it is then a health and safety issue. Please contact us to double check.
  13. The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.
  14. DAMAGE
  15. You are covered for any accidental damage and then anything seen as neglectful, you will be charged. It’s best to report all damage to us right away so the appropriate measures can be taken. If you treat this home as if it were your own, then you should be fine.

Listing says no AC, but also says that there are many fans provided. There was 1 fan. Property has lots of bugs-spider, ants, fleas...Carpet needs cleaning.A more accurate account of stairs would be 90 steep steps. (Said 4 flights)Beautiful views!

Best Views In South Lake Tahoe!

Absolutely perfect spot for our long weekend getaway! We couldn't get enough of the incredible views and enjoyed our morning coffee and a number of beverages in the evening at sunset on both of the balconies. It was just the two of us, but the property is perfect for a couple or small family as it would have been great for us and our two kids.

This property boasts a million-dollar view! We never tired of looking out the window. It is a wonderful property you won't regret choosing this one. Its close to the main road in South Tahoe and Emerald Bay. The steps are considerable so keep that in mind if you have any physical limitations but worth the deep breathing to get to the top!!

This is probably the most well-appointed rental I've ever found on VRBO. We like to cook, and the Host of this place obviously loves good food and wine, with an amazing atmosphere. The townhome was super clean, the steps were a bit much (could use more lights for night time arrivals). The view was phenomenal. Only downside (next to the stairs) was the master was listed as having a king size bed and it isn’t. But the view from the master bedroom was breathtaking!

This unit has amazing views of the lake and mountains - seeing the sunrise light up the mountains and then set directly over the mountains - unit faces due west so it was, in a word, heavenly. Skied with my 14 yo son, the unit was perfect for the two of us. 10 minutes to the gondola, easy peasy. The stairs will keep you young...it is a hike from the car to the unit but totally worth it. Enjoy!

I struggled waking up to a $1M view from bed while laying on a $2 pillow. Also heed the warning of the stairs to get to the unit. I actually counted 9 flights and that's just to get to the lower bedroom level. There's another flight inside making 10 to get to the living level i.e. carrying groceries etc. We made a point to take out pizza every evening after skiing where we could catch sunset and make the most of the view. If you can't tell by what I've written above, it's all about the view! Good luck!

Came with my wife and 6 year old daughter and we all instantly fell in love with this condo. Without a doubt it had a major positive impact on our overall experience in Tahoe. The views are amazing and and place is very clean and well stocked with everything you need. The only thing to note is that there is a long flight of stairs up to the unit (which wasn’t a problem for us) but do consider that if anyone in your group has difficulty going up stairs.
