PARKING PASSES
Douglas County requires all renters to display a parking pass on the dash of their car for the duration of their stay. They are located inside the home on the wall by the front door. Please put this on your dash immediately upon arrival to avoid a fine from the county. If the box is empty let us know right away. Reminder: we are only permitted for a certain # of vehicles to be parked in the designated areas only (garage, driveway, parking lot, etc). No street parking is allowed at rentals, per the county, regardless if you have a parking pass or not. Appreciate your cooperation with the Douglas County rental ordinance!
ENTERTAINMENT
This home has all the amenities you’d want in a Tahoe home. The pool table area is right next to the living room, kitchen and dining area making it a large, open hang out spot. There are lots of windows and great mountain views! There is a Smart TV in the living room for watching Netflix or your favorite movie. There are also TVs in every bedroom. There is Spectrum WIFI available for you to use.
OUTSIDE
This home backs right up against a mountain side giving it great privacy as well as a cool mountain back drop for your trip to Tahoe. This also creates a natural sledding hill which is fun for the kiddos. The backyard is not fenced so keep your fur babies close! The upper deck right off the kitchen boasts a seating area and gas BBQ. The backyard has a brand new hot tub installed in 2023.
LOCATION
Being on top of Kingsbury is a prime spot in Tahoe. During the Winter, you are a few steps away from Boulder Lodge and ski lift which is why we refer to it as “basically ski in, ski out”. You can walk to the Fox and Hound which is a popular watering hole for great food and drinks. In the Summer, you are very close to hiking and biking trails. You are a short 7 minute drive to Lake Tahoe, it’s beaches and the casinos at Stateline where all of the famous South Lake nightlife is. Need to make a Costco run? You are about 20 minutes from one in the Carson Valley.
ENTRY
Entry to this home is available through the Garage (Garage Keypad is located to the Left of the Garage Door). We will email you the garage code before your stay but if you don’t get it please let us know. After the code, hit “enter”. You might have to hit enter twice. Once you’ve successfully entered the Garage, the door to the home should be unlocked but if it’s not, you’ll use the last 4 digits of your booking phone number following by the “check mark” button. You might have to pull the door handle toward you when you put the code in to ensure the deadbolt aligns. Feel free to leave this door unlocked during your stay. Call us if you have any issues.
PET FEE
There is a $35/day pet fee per dog. 2 dogs max. Please contact as after you book to pay this fee. Thank you!
PET RULES
1. 2 Dogs max - unless otherwise approved.
2. Must pick up all poop or there may be a clean up charge.
3. Do not leave pet unattended unless in a crate (this is when damage happens).
4. Keep dogs leashed while on walks in the neighborhood.
5. Keep pets off furniture and bedding or there may be a pet hair removal charge.
6. Please do your best to wipe your pets paws when they come inside to avoid carpet stains.
**You are responsible for any and all pet related damage including carpet cleans and door scratch repair.
COUNTY RENTAL LAWS
Please understand that these are laws set forth by the county that we all must abide by in order to keep Lake Tahoe an enjoyable and safe place to visit for years to come! 🙂
1. No hot tub use after 10pm *only if applicable
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash goes into the bear box only and is not to be left outside.
4. We cannot host extra people at this home or allow parties.
5. No extra cars, parking on the street OR on the dirt.
*Possible fines from local police or eviction can result if laws are not followed.

- QUIET NEIGHBORHOOD: In Tahoe it’s so quiet at night that you could hear a pin drop! As a result, we can only host quieter groups that will abide by all of the county laws. Our guests are normally fine as long as they head inside or to the casinos after 10pm. Appreciate your understanding!
- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snow storms, road closures, etc.
- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
- BBQ/DECKS IN WINTER: BBQs are not serviced and decks are not shovelled during the Winter.
- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes 🙂
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webbs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.

WINTER TRAVEL ADVISORY
A storm in Tahoe can drop up to 2 feet or more in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home AND on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. There are also shovels provided for shoveling. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! Not all hosts have this kind of local support so this is the benefit to booking a Grand Welcome home!

House rules
- By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits intact, sometimes it has to be done. Vast majority of our guests have no issue but every once in a while we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Message us if you have any questions or concerns and we appreciate your understanding on the matter 🙂
- COUNTY LAWS & HOUSE RULES
- Must be 25 or older to book this home.
- Strictly no hot tub use after 10pm - only if applicable!
- 10pm - 8am is the county quiet time for all all rentals.
- Trash goes into the bear box only and is not to be left outside.
- We cannot host extra people or allow parties.
- No extra cars, parking on the street OR on the dirt.
- No smoking on the premises and especially no flicking cigarette butts.
- No open flame fires, fire works, bonfires, etc - due to high fire risk.
- No yelling, blasting music, fighting or other loud noise that could disturb the neighbors.
- No pets unless the home is specifically pet friendly. We do host service animals unless the owners are allergic as it is then a health and safety issue. Please contact us to double check.
- The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.
- DAMAGE
- You are covered for any accidental damage and then anything seen as neglectful, you will be charged. It’s best to report all damage to us right away so the appropriate measures can be taken. If you treat this home as if it were your own, then you should be fine.
