PARKING PASSES
Douglas County requires all renters to display a parking pass on the dash of their car for the duration of their stay. They are located inside the home on the wall by the front door. Please put this on your dash immediately upon arrival to avoid a fine from the county. If the box is empty let us know right away. Reminder: we are only permitted for a certain # of vehicles to be parked in the designated areas only (garage, driveway, parking lot, etc). No street parking is allowed at rentals, per the county, regardless if you have a parking pass or not. Appreciate your cooperation with the Douglas County rental ordinance!

ENTERTAINMENT
This home has all the amenities you’d want in a Tahoe home. The pool table area is right next to the living room, kitchen and dining area making it a large, open hang out spot. There are lots of windows and great mountain views! There is a Smart TV in the living room for watching Netflix or your favorite movie. There are also TVs in every bedroom. There is Spectrum WIFI available for you to use.

OUTSIDE
This home backs right up against a mountain side giving it great privacy as well as a cool mountain back drop for your trip to Tahoe. This also creates a natural sledding hill which is fun for the kiddos. The backyard is not fenced so keep your fur babies close! The upper deck right off the kitchen boasts a seating area and gas BBQ. The backyard has a brand new hot tub installed in 2023.

LOCATION
Being on top of Kingsbury is a prime spot in Tahoe. During the Winter, you are a few steps away from Boulder Lodge and ski lift which is why we refer to it as “basically ski in, ski out”. You can walk to the Fox and Hound which is a popular watering hole for great food and drinks. In the Summer, you are very close to hiking and biking trails. You are a short 7 minute drive to Lake Tahoe, it’s beaches and the casinos at Stateline where all of the famous South Lake nightlife is. Need to make a Costco run? You are about 20 minutes from one in the Carson Valley.

ENTRY
Entry to this home is available through the Garage (Garage Keypad is located to the Left of the Garage Door). We will email you the garage code before your stay but if you don’t get it please let us know. After the code, hit “enter”. You might have to hit enter twice. Once you’ve successfully entered the Garage, the door to the home should be unlocked but if it’s not, you’ll use the last 4 digits of your booking phone number following by the “check mark” button. You might have to pull the door handle toward you when you put the code in to ensure the deadbolt aligns. Feel free to leave this door unlocked during your stay. Call us if you have any issues.

PET FEE
There is a $35/day pet fee per dog. 2 dogs max. Please contact as after you book to pay this fee. Thank you!

PET RULES
1. 2 Dogs max - unless otherwise approved.
2. Must pick up all poop or there may be a clean up charge.
3. Do not leave pet unattended unless in a crate (this is when damage happens).
4. Keep dogs leashed while on walks in the neighborhood.
5. Keep pets off furniture and bedding or there may be a pet hair removal charge.
6. Please do your best to wipe your pets paws when they come inside to avoid carpet stains.
**You are responsible for any and all pet related damage including carpet cleans and door scratch repair.

COUNTY RENTAL LAWS
Please understand that these are laws set forth by the county that we all must abide by in order to keep Lake Tahoe an enjoyable and safe place to visit for years to come! 🙂
1. No hot tub use after 10pm *only if applicable
2. 10pm - 8am is the county quiet time for all rentals.
3. Trash goes into the bear box only and is not to be left outside.
4. We cannot host extra people at this home or allow parties.
5. No extra cars, parking on the street OR on the dirt.
*Possible fines from local police or eviction can result if laws are not followed.

- KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out.

- WINTER TRAVEL ADVISORY: After the historic Winter of 2023, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Emphasis on snow tires. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
- BBQ/DECKS IN WINTER: BBQs are not serviced and decks are not shovelled during the Winter.
- LATE CHECK OUT: Please let us know 24 hours prior to check out, if you wish to request a late check out. First hour is free then $25/hour after that, not to exceed 1pm. Please note our cleaners sometimes travel for up to 1 hour to clean this home so we ask that you please respect the 10am check out time.
- NO AC: Like most homes in Tahoe, there is no AC but we do provide plenty of fans.
- HIGH FIRE RISK: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited.
- BLACK BEARS: Black bears inhabit Lake Tahoe and are attracted to food and trash. Always lock your car doors, roll up windows and view from afar. Please do not feed our bears.
- TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
- SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance but we take our guests privacy VERY seriously. There is never indoor cameras. Most owners only look to see bears and snow levels at their homes 🙂
- MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webbs, ants, mosquitos, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.

WINTER TRAVEL ADVISORY
A storm in Tahoe can drop up to 2 feet or more in 24 hours so if you haven’t been to Tahoe during a heavy Winter, please take note. The roads and driveways in Tahoe are only plowed when snow accumulates to more than 6 inches so if it snowed less than that or you are coming during an active storm, you will arrive to snow on the roads leading up to this home AND on the driveway. Since street parking is not allowed during the Winter, you will need to drive over the snow either using chains or with your 4WD engaged (or both) and onto the driveway. There are also shovels provided for shoveling. Especially after the historic Winter of 2023, we do not recommend coming to Tahoe unless you have a higher clearance 4WD vehicle with snow tires, tire chains and experience driving in the snow. Always bring chains no matter what kind of car you have. Even if it’s not actively snowing, Tahoe roads are steep and icy. Power outages are also common. The Grand Welcome difference is we have a very experienced local team who are here to help you during your stay – as long as safety allows. If we can get to you, we will come help! Not all hosts have this kind of local support so this is the benefit to booking a Grand Welcome home!

House rules

  1. By booking this home you agree to the county rental laws and the following house rules. Failure to abide by any of the below items may result in an eviction with no refund. We don’t like doing it but in order to keep our owners rental permits intact, sometimes it has to be done. Vast majority of our guests have no issue but every once in a while we do get a rowdy group. We do our best to communicate with you long before it leads to an eviction so please have your booking cell phone on you during your stay. Message us if you have any questions or concerns and we appreciate your understanding on the matter 🙂

  11. No yelling, blasting music, fighting or other loud noise that could disturb the neighbors.
  12. No pets unless the home is specifically pet friendly. We do host service animals unless the owners are allergic as it is then a health and safety issue. Please contact us to double check.
  13. The number of overnight occupants shall not exceed two persons per permitted bedroom. Children six years of age or older are counted towards the occupancy limits.
  14. DAMAGE
  15. You are covered for any accidental damage and then anything seen as neglectful, you will be charged. It’s best to report all damage to us right away so the appropriate measures can be taken. If you treat this home as if it were your own, then you should be fine.

I can’t say enough about how amazing this house is. It’s nice and secluded yet close enough to food and shops. Had enough room for my family and then some. The pool table was great to have. Amazing winter vacation

Stayed here with a group of 7 friends for a week of skiing. The accommodations were everything we needed and more. The place was impeccably clean when we arrived and everything was in working order for the duration of our stay. Proximity to the Boulder Lodge was super convenient (just a 2 min walk down the hill). Only negative thing is that the Boulder Lift is quite slow to get you up to the bigger parts of the mountain. Great stay

The location was perfect. The house was over all nice and big. The bed was not really comfortable. The house had board games, pool table and puzzles it was so much fun. We had bad allergies inside the house I’m not sure if it was the location or the dust in the house. But over all great experience I would come again. We had a wonderful family vacation The place was clean, comfortable and quiet. The 4 bedrooms with attached bathrooms is perfect. There were not enough towels and wash clothes when we arrived but was taken care of quickly. The sofas are well used and could stand to be replaced but the beds are very comfortable, We would not hesitate to stay there again. Luxurious and clean!

Our stay here in Lake Tahoe was perfect and memorable. The home was immaculate! It was the cleanest Airbnb that I’ve ever stayed in. Our family loved having their own personal space and private en-suite bathrooms. For anyone traveling with elderly relatives as we were, you might want to know that three bedrooms are located on the first floor and the kitchen, living room, and master bedroom are located on the second floor. Everything was well supplied but we wish we had brought dish towels, that seemed the only thing missing but we were able to use bath towels from an unoccupied bedroom for cleaning and drying the dishes. It was very relaxing with a double oven, nice range, 3 coffee makers including a keurig. We loved the fireplaces and stayed in quite a bit, enjoyed playing pool. This might be one of the last vacations we are able to take with our elderly parents. Thank you for the wonderful memories. Spacious

The house looks just like the pictures. We were a group of 9 - 8 adults and one 15 year old. The beds were comfortable and the kitchen had everything we needed to cook big family dinners. The location was perfect for us. Less than 3 min walk to Heavenly Boulder lift. It snowed during our stay and the snow plow equipment came through first thing in the morning. Whew! We had one very small issue and Turn Key took care of it immediately. I would stay here again and we are already talking about planning another trip. The location was perfect for us. You can hike right from the house. You can play in the snow either in the front or the back of the home. I give this place a A+ for cleanliness, location, and comfort. I can’t wait to go back. Next time we will book this place for a longer duration. Thank you Turn Key! You helped make our family vacation one to remember. We will be back. Until next time.... Tahoe stay

The home was great. There were some logistical issues that put us on a rough start. We were not given the proper access information to the home so we were unable to get in for about 40 mins, which was frustrating since we had an infant with us. A fantastic home to get away. Location, space, quiet neighborhood

The house setting in a beautiful location, short drive to town, closed to restaurants and groceries store. The house itself it’s very spacious, beautiful interior it’s perfect for family gathering or friends getting together like us. We just relax, have dinner, sipping drinks, play done pool and play some games. It’s just perfect place for us. We will definitely come back here again. Highly recommend to decry one. Great Tahoe House for Big Groups

We rented this house for out-of-town guests who were attending my son`s wedding. We were first impressed with how large the spaces were. Bedrooms were a nice size and combined with each bedroom having its own bathroom, guests were pleased. The gathering space upstairs was spacious and no one felt like they were cramped. Five people were in the kitchen fixing a big brunch for Mother`s Day and it was no problem--two of the people in the kitchen were chefs and they found it very easy to cook in this space. The kitchen was very well stocked. The beds were extremely comfortable and everyone slept like a baby. The extra touches like two blow dryers, the Keurig coffee maker and the empty 3-car garage made unloading vehicles a breeze.The house was spotless and though we have stayed at numerous VRBO properties around the world and the US, this was by far the cleanest and well-thought out. We had a couple of minor issues (couldn`t figure out a couple of the TVs and couldn`t find a broom), Turnkey`s rep, Peter came over and was very helpful. The bedrooms are carpeted but living spaces are not. The high ceilings on both levels made the house seem even larger. The jacuzzi was large enough for all who wanted to go in, and it was just what we needed after full days of pre and post wedding activities.We would highly recommend this beautiful and well-appointed property. Fantastic Property, Highly Recommend

Simply put, a great house in a great location. Spacious and feels like a brand new house. Plenty of room for our family of 6. Easy walk to and from the Boulder lift. Kitchen large and very well equipped. Plenty of towels and linens. Easy drive down Kingsbury Grade to grocery, restaurants, and the lake. Good wi-fi. Online description and photos are highly accurate. Only disappointment was the hot tub. For a property this large and new, I would expect a more high quality and spacious hot tub. Seemed like it had been too long since the water was thoroughly cleaned, and the filter system appeared broken. We did not complain about this, so there is no way of knowing how property manager would have responded. Process of renting this property online was very smooth. Great communication from TurnKey. Great getaway for a large group/family!

This property was great size for our group! Plenty of space for the kids to run around as well as a huge dinner table to eat with our friends and family. The kitchen was huge and the open concept space was great for everyone to hangout and spend the weekend together. Kitchen was decently equipped with the necessities. Only negative was hot tub was dirty and moldy, and one bathroom window was leaking a good amount of water onto the sill and floor. Great place for summer vacation

Lovely Relaxing Home with a View

The house met up to the descriptions! It was very clean and HUGE, such a great space for folks to have time together and/or take alone time when desired. We loved the huge kitchen for community meal prep and the patio was a perfect morning breakfast spot. Our stay was quite short so we didn`t address the one issue of the hot tub struggling to maintain heat with more than 1 person in it regardless, it was a great space to hang out and look up at the beautiful trees! The cabin was perfect. Even more perfect was the field agent who helped me out when I left a lot of cash in my night stand. He was able to get the cash which I told him was around $700 and he ended up finding $855. Very impresssed with the honesty and extra effort, he even made a deposit for me in my bank account.
