A great place to stay. If you want to go into Marble Falls for the day, it's only about a 20 minute drive. There is not direct lake or river access, but it's only about a 30 minute drive. The house is very roomy and our kids had an amazing time with the ping pong time and shuffle board - actually, the adults did also - who am I kidding. I highly recommend staying here if you want away from all the noise and just a place to sit and relax, enjoy your coffee or mimosa outside, play some games at the round table island, and enjoy some family time.Anonymous - Posted: 8/11/2026

Great house. Was super spacious for our group of 4 adults, 4 kids and our dog. Game room was nice. Kitchen well equipped with everything you need to cook which we cooked breakfast and supper every day of our stay. The house doesn't have direct lake access so don't plan on that but we found great swim areas close by. Getting down to the dock area is quite a little hike that could be difficult for some to make. Balcony was nice, beds were comfy, plenty closet space, spacious bedrooms. Basic essentials provided that lasted most of our stay. Saw deer out front of the house several mornings. Came to Spicewood to spend the weekend with my son, who is currently stationed in San Antonio for his Navy school. My son and his Navy buddies came and stayed with us for a long weekend. Overall this was a great property for our family. We stay in VRBOs 2-3 times a year and have experienced all types and this location scores well.Highlights:- private location, quiet and doesnt feel overlooked- game room was a plus for family fun- layout was great for 3 generations- basic needs were covered with food seasonings, laundry detergent. Soap, disheasher pods etc.- Beautiful sunsets, great place to relax and unwind.Cons- we did not contact the property manager to rectify any issues as nothing was a big deal for us but there were several little things we noticed- lights on lower deck didnt work- no kayaks available despite listing and info in the home- small areas that were damaged, like a kitchen cabinet with a lose hing and a damaged edge on the top of a cabinet- spotty wifi- one of the bed sheets appeared dirty so we shifted to using a different bed- no extras in the kitchen, theres definitely salt and pepper but pack cooking oil and other seasonings. Bring Toilet paper, dish soap, etc. What they provide wont go far for a longer stay.None of these things took away from us enjoying quiet time away from the bustle in a beautiful location.Abbie M. - Posted: 3/17/2026

Where do I start? The house is beautiful, the scenery is beautiful, everything it needed to be and more. My guys and I had a job near by and we had to extend our stay in the area and we did not want go anywhere else. Our host was amazing, super responsive and on top of anything we needed. Great layout of this house. The living room & kitchen are integrated, so it's a great room. Big master on ground level and two sizable bedrooms upstairs feeding off an upstairs living room/game room with wet bar. Everything was sufficient for me and my group, but we're all not that picky (we read some reviews that pointed out negative things that really don't bother us). We loved the lake access and lower decks, but it's quite a work out coming back up, and to get to the water we needed too chart a path that avoided the abundant thorny Acacia bushes (I wish I had my machete with me), and once at shoreline it's very slippery muddy, but we swam every day and loved it. The ground floor balcony is great, the furniture is "rustic" with some nail heads sticking out, so perhaps time for upgrade - totally functional however. The hosts communicate very well, respond relatively quickly, and try to help as much as they can. The place is a lot of fun and has all the equipment you need to enjoy yourself, cook, and relax. The only issue, and the reason our experience wasn’t as good as it could have been, is that the place was overrun with mosquitoes. Our room got so full of them that it was impossible to sleep there. We ended up having to move the mattresses to another room in the middle of the night because that one was simply unusable. If that small issue is addressed, and guests are a bit more careful about not leaving the doors and windows open (since the part of lake is right next to the house) everything should be perfect.Anonymous - Posted: 7/27/2025

It was a great stay for my mom and I! We got to sip wine in the balcony and overlook beautiful scenery! The bed was comfortable and the kitchen was great to cook in! Just a heads up to any future wine drinkers (be sure to bring a corkscrew for the bottles!) they did have one, but unfortunately I believe the other piece of the corkscrew was missing- but we picked one up while we were in town. We came to Spicewood for a sports tournament and extended our stay for a short vacation. This house is one of the nicest properties we’ve stayed at through VRBO! That said, we were shocked at the low lake level (not the owners fault for sure). And the house could use a little TLC (missing trim, broken kitchen drawers, etc). On the positive side, this house is spacious, comfortable, and well appointed. We felt completely at home in our down time and felt completely at ease to entertain another team family for dinner one night. Thank you for sharing this lovely home with our family! Our large group (11 people) enjoyed our stay! Beautiful space with a lot of room for a big group. Very large kitchen with most things needed for basic cooking, comfortable beds, beautiful views, and fun game room! Our group went to Pace Bend, Krause Springs, the Lighthouse Restaurant, and the Sunday Farmer’s Market - all were great! I would definitely bring extra consumables (shampoo, conditioner, body wash, hand soap, laundry and dishwasher pods, trash bags, paper towels, etc.), but the host did provide some to start! There are 2 pools and pickleball courts in the neighborhood. However, the key to these amenities was missing upon our arrival and we were unable to get a replacement. The location is fabulous. It faces west so wonderful sunsets, and it's not too bright in the morning (my preference). The deck is a great feature. There's a nicely kept up stairway down to the lake level, unfortunately with the drought the lake is currently receded, however you can still hike to get to the water. Kitchen facilities are very sufficient, and BBQ on step down deck is a great feature. Living room is a "great room" with the kitchen. Unfortunately we couldn't figure out how to get the hockey games on the TV - too many remotes, but there were instructions, and we could get it on upstairs TV, so we didn't bother. Sufficient parking and garage parking is available as well. Bedrooms are spacious with tall ceilings. A great upstairs entertainment room, with full size shuffle board, ping pong table, wet bar area and sizable TV - the ping pong table paddles were very beaten up so we just played shuffle board. I want to start the review by saying that this house had a great “Homey” feel to it , there were left over spices in the cabinets from previous people, dish soap, trash bags , included toiletries and paper towels, I think the owner and management company for this property are running it great. I wish that check in a check out were a little more flexible, 4pm check in and 10 am check out is a little stringent for a house rental. Pros Plenty of blankets and pillows on the beds Plenty of space for 4 adults and 5 kids Everything worked! Easy check in Cons Was not water front , there is no way to access the water from this property period. Which I do believe for what they are asking per night is kind of a bait and switch, we were comparing this to other places that were on the water in different areas, not sure if I would have booked this if I knew you wouldn’t be able to even see the water. I get the host doesn’t control the weather, but they do control how the place is marketed. The remote/TV system is hard to navigate , and at 9pm for some reason you cannot view any shows over a PG rating and there is nothing listed anywhere that gives you a password. I feel like a few fire sticks could fix this. Overall it’s not a bad place at all, but It wasn’t exactly what we paid for or thought we were getting.Joshua G. - Posted: 3/19/2025

We loved the views in this spacious home. The outdoor deck and grill were enjoyed by our family. We did anticipate water access, however the lake was so low, there was no water access from the property. We did have some trouble with the front door access code, but finally were able to get in. Our Christmas holiday stay in this beautiful home was absolutely perfect. The location is a peaceful retreat, offering the feeling of being secluded in the middle of nowhere, even though there are neighbors you’d never know were there. It was the perfect setting for relaxation and quality family time.The game room provided endless entertainment, and the wide-open layout of the first floor made it easy to prepare meals while still being part of the family gathering. The kitchen and living areas were spacious and welcoming, ideal for sharing laughs and making memories.The outdoor area was a favorite spot in the mornings, where we enjoyed our coffee while taking in the serene canyon views. It was such a calming way to start the day.The bedrooms and bathrooms were incredibly spacious and comfortable, ensuring everyone had a relaxing and restful stay. Every detail of this home was thoughtfully designed to make the experience enjoyable.We recommend this home, it truly made our Christmas holiday unforgettable! We enjoyed the home. It was nice and relaxing, we loved how spacious the home is as well. The game room got a lot of use during our long weekend. The sunsets were amazing every night. The view is amazing as well. Thank you for sharing your home with my family. We made a lot of lasting memories. We spent a lot of time in the kitchen making pizza from scratch and cinnamon rolls from scratch as well. I was impressed with the kitchen utensils and how you have plenty of dishes, mixing bowls, cutting boards, and pots and pans. We also really love the double oven!
