A seasonal gas fireplace (October–March) adds extra ambiance during cooler months, and the bedroom opens to a private balcony with city views. You’ll also find a laptop-friendly workspace for checking in with the office, plus a smart TV in the bedroom for laid-back movie nights. Guests enjoy access to a seasonal outdoor communal pool.

Important Things to Note
• Parking: Lot parking for 1 vehicle is available on a first come, first served basis.
• Stairs/Elevator: There is an elevator in the building. It is operated and maintained by the building management and may occasionally be unavailable. If the elevator is out of service, stairs are required.
• Laundry: This home does not offer laundry facilities.
• Pool: The outdoor communal pool is seasonal and typically open Memorial Day through Labor Day.
• Fireplace: The gas fireplace is seasonal and available October through March.
• Pet policy: This home is not pet friendly.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.
• WiFi is provided; however, due to our remote mountain location, WiFi and cell service in the Smoky Mountains can be spotty or occasionally unavailable.

- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
