Located in a quiet neighborhood of Incline Village with breathtaking views, this 3 bedroom with a bonus loft is the quintessential spot for your next family vacation! A short 10 minute drive will take you to the Diamond Peak Ski Resort.
An open and spacious great room with floor to ceiling windows provides a large space for you to sit back and relax by the wood-burning fireplace. Gather around and turn on your favorite shows on the Smart TV and feel right at home.
French doors off of the well-equipped kitchen allow for access to a balcony with magnificent filtered lake views. The kitchen is stocked with a toaster oven, Keurig machine (pods not provided), standard drip coffee pot, electric stovetop, and much more. Take advantage of the gas BBQ grill on the balcony and have a cookout during the day.
The master bedroom is on the 3rd floor and provides stunning lake views. Wake up on the King bed to beautiful views right outside the window. The 2 queen bedrooms are separated on the 3rd floor and the ground floor. There is an additional loft with a ladder with 2 twin beds. Please be careful when climbing the ladder.
There are 2 driveway parking spots. Don't forget to bring your dog along since this home is pet friendly (with fee)!
The four IVGID-managed beaches (Burnt Cedar Beach, Incline Beach, Ski Beach, and Hermit Beach) are restricted to owners and their guests only. This rental property does not provide access, nor may guests purchase access for an additional fee. Guests are encouraged to explore other public beaches in the area such as Hidden Beach and Sand Harbor in Incline Village, Speedboat Beach and Kings Beach State Recreation Area in Kings Beach or Moon Dune Beach and Sandy Beach in Tahoe Vista.
Please note: If you are bringing a pet - the pet fee is not included in this total price. An additional pet fee will be applied after booking is complete. The pet fee is $35/day per pet. A maximum of 2 pets can be brought to the unit. If you have any questions or concerns please feel free to contact us. To avoid fines please make sure your pet is on a leash and you pick up after your pet.
**Local Ordinances**
Vacation rentals at Lake Tahoe are heavily regulated by local authorities. Occupancy, parking, trash, hot tubs, exterior lights, and noise requirements are non-negotiable. Our homes are not suitable for parties (even small ones), corporate retreats, weddings, receptions, afterburns, or any other gathering that exceeds occupancy.
Vehicles must be parked in designated areas. No street parking allowed. Do not block access to neighboring homes or driveways. No parking on lawns or dirt. No RVs, campers, trailers, off-road vehicles (including snowmobiles) or boats may be parked at the home.
Quiet hours are 10pm to 8am, daily. During quiet hours, no outside noise, lights (except those immediately used for safety), or hot tub use is allowed. Please move your gathering inside the home and close doors and windows so the sound doesn’t travel through the neighborhood.
Guests who violate any requirement may be subject to termination of the rental agreement, up to and including removal from the home without refund, and $2,000 in assessed fines.
**Travel Insurance**
We highly recommend purchasing trip insurance in the event your plans change. Please review the contracted terms and conditions closely when booking.
**Weather**
The weather can change rapidly. Please plan and pack accordingly.
**Driving Conditions**
Guests are advised to check weather and road conditions up to a week in advance of your arrival. We encourage guests to bring paper maps as cell coverage may be limited or strained due to demand.
**Utilities**
The local infrastructure, especially power and internet, are designed for a small population. High demand, especially on weekends and holidays, or environmental conditions including wind, fire, and human negligence can create disruptions in the delivery of power, gas, water, and internet to the region. We encourage guests to exercise patience and plan accordingly when visiting the area. Due to the nature of these outages, Grand Welcome may not be able to provide information regarding anticipated restoration times.
**Property Amenities**
We strive to ensure that all of our listings are current and advertised amenities are available. If you discover that an item that was advertised is not available, please notify us immediately and we will attempt to resolve the issue. If the item is not advertised, it is generally not available, even if you find it in the home (garage, hot tub, grill, snowblower, etc.)
**Starter Supplies**
Grand Welcome provides a small starter set of guest consumables. We encourage guests to bring any additional supplies they may need. Starter consumables include: 2 rolls of toilet paper, 1 pump of hand soap, and wastebasket liner in each bathroom. Full bathrooms also include 1 pump each of shampoo, conditioner, and body wash. Kitchens offer 2 rolls of paper towels, a small bottle of dish soap, a fresh sponge, a few loads of dishwasher detergent, and a few trash bags. If your home has access to laundry machines, Grand Welcome also provides a few loads of laundry detergent.
**Winter Access**
Grand Welcome ensures regular snow removal for driveways, access to the front door, and the bear box (trash enclosure). Please note, the driveway is slightly steep, recommend 4WD in winter months.
Please note that some snow and ice may be present at the property when you arrive. Shovels and ice melt are provided for your convenience.
Decks, patios, and balconies are cleared as needed, but are not available October through May.
Grills and outdoor furniture are stored for the winter and are available May through October.
**Fires**
Fire restrictions are in effect year-round. No outside wood fires, campfires, or charcoal grills. During red flag warnings, all outdoor fires, including gas grills and firepits are prohibited. Guests are responsible for checking weather conditions to know when red flag warnings are in effect.
**Bears**
Bears live here, as do mountain lions, bobcats, eagles, coyotes, and a whole host of other creatures. We encourage you to observe them from a distance. Never try to pet or take photos with wildlife. Do not feed wildlife. Lock all vehicles and doors and windows the home. Grand Welcome does not refund for any personal damage caused by wildlife.
**Trash**
All trash must be secured in the bear box at the home. Do not leave any trash outside. If you have extra trash, please notify us so we can assist with removal.
**Accidental Damage Waiver**
Each reservation includes a non-refundable damage waiver. This is meant to cover the cost of accidental damage in the home; it does not cover deliberate/negligent damage. An example of accidental damage would be stained bath towels from cleaning a spill in the kitchen. An example of deliberate damage would be taking amenity keycards to use the communal pool after checkout. Guests will be held financially responsible for all deliberate damage. If you discover damage in the home, please report it immediately.
**Grand Welcome**
We want guests to have a Grand Welcome every time they stay with us. If something isn’t right, please call our Customer Care team so we can resolve it.
Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $60.00 depending on the number of additional hours requested. Quiet hours are designated from 10 p.m. - 7 a.m. and will be strictly enforced. Noise that is “an unreasonable annoyance or nuisance to neighbors(s)” is prohibited after 10 PM.
Outdoor lights must be out after 10 PM to enjoy the mountain stars and minimize light pollution.
FURNITURE: Do not move or rearrange the furniture.
PARKING: Parking vehicles off the pavement, on other person’s property/driveway, or on access easements is prohibited.
EVENTS & CAMPING: Parties or events of any kind are not allowed. Camping on private residences is prohibited, including tents, carts, RVs, etc.
KEEP TAHOE BLUE: Please help us keep Tahoe a natural wonder by appropriately disposing of trash when visiting our beaches and trails. If you pack it in, please pack it out. Do not leave trash in garage or house, place inside bear box.

TRAVEL INSURANCE: We highly recommend that all of our lovely guests purchase travel insurance as we normally do not refund for Covid, smoke, fires, weather, snowstorms, road closures, etc.
WINTER TRAVEL ADVISORY: Due to the potential of heavy snowfall, we recommend 4WD vehicles with snow tires, tire chains and experience driving in the snow. Tahoe roads are icy and power outages are common. Please always wear snow boots and walk with care on icy pathways.
FIRE SAFETY/SMOKING: Lake Tahoe is a high-risk fire area. Fireworks, wood fire pits, smoking/improper disposal of cigarette butts and charcoal bbq’s are prohibited. Smoking is strictly prohibited on the property, Tahoe Donner facilities, parking lots, and open spaces.
TOWELS: We supply one bath towel, one wash cloth per occupant and then one hand towel per bathroom.
SECURITY: Most of our homes have exterior-only security cameras and noise decibel monitoring systems to ensure we are in compliance with the county ordinance, but we take our guests' privacy very seriously. There are never indoor cameras. Most owners only look to see bears and snow levels at their homes.
MOUNTAIN CRITTERS: It’s not uncommon at any home in Tahoe to find little mountain mice, spiders, spider webs, ants, mosquitoes, etc. Our homes have on-going extermination services but despite our best efforts, these little critters might make their way inside. If found it doesn’t mean a home is dirty, let us know and we will do our best to mitigate such findings.
BE BEAR AWARE - Tahoe is bear country—secure food and lock vehicles. Do not leave garbage or food of any kind outside the home. Trash must be locked up in your bear-proof container, never in your neighbor’s container.
