The home’s main level includes an open concept area with cozy living space and kitchen. Perfect for group hang outs, plush couches face a smart tv where you can watch movies ahead of meeting your favorite characters at Orlando’s famed parks. Ample dining space is provided between the formal dining table, breakfast nook, and barstool seating, all of which you’ll pass on your way to the fully equipped kitchen. Here, guests can make use of stainless-steel appliances, cookware, coffee maker, toaster, and blender to prepare convenient meals and snacks at home.

This home sleeps 8 guests between 3 private bedrooms.

Bedroom #1 has a queen size bed and tv.

Bedroom #2 has a king size bed, tv, and ensuite bathroom with shower/tub combo and dual vanities.

Bedroom #3 has a twin/full bunk bed with a twin trundle

THINGS TO NOTE:
Patio grills. Your home might have a BBQ grill installed on the patio. If you decide to use the grill, there is a $95 fee. You should request to use the BBQ grill prior to your arrival as we have locks on the grills. After each checkout and before any arrival, our operations team checks the grills by taking pictures and/or videos. If it is determined that you or your guests used the grill, you will receive communication from our guest services team advising you that your card will be charged. BBQ grill fees are non-refundable.

The home has an additional shared bathroom with walk-in shower.

Pool can be heated for an additional fee of $29 per night. Please contact our customer service after you have booked your stay for further payment.

- Please be advised that the pool heat is not included in your reservation cost. Charges for pool heat are non-refundable unless the heating system is experiencing issues. Pools need a minimum of 48 hours to heat properly. Pool heat is added for the whole stay or none of the stay. There is no partial pool heat allowed due to the high costs to bring up the temperature in the home.

Note: cold fronts in the winter months (<60 degrees) can cause the electric pool equipment not to function; this does not constitute mechanical failure and refunds for pool heat will not be issued. Home with heat pumps can only pull heat from the ambient air, and generally only 15-20 degrees above ambient is the temp the pools can get to

1 parking pass is provided. All guest names must be submitted to us for entry to this community.
-In case of hurricanes or inclimate weather or due to necessary repairs, certain amenities may be closed and unavailable during your stay. We cannot guarantee the availability of each amenity​ in the community.
-Due to unusually high amount of theft and destruction we regret to tell you we no longer supply wash clothes. If this is a “must have” item for you, you may request them ahead of your stay. Thank you for understanding as this helps keep our rent low for you and your family.

Guests are welcome to the outdoor pool with waterfall and splash pad, hot tubs, poolside bar and grille, free movie theater, arcade, fitness center, sauna, and sports courts. An exceptional array of restaurants and shopping is nearby including Sunset Walk, a modern shopping complex with nightly live music, artisan markets, and popular retailers.

All the great hallmarks of an Orlando trip are within striking distance. Disney World is 15 minutes away, and Universal Studios can be reached in 40 minutes. Other great attractions near Kissimmee include SeaWorld, Gatorland, and Kissimmee Old Town.
Please note that requests for late checkout must be received no later than 10:00 AM local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of $30 per additional hour requested. This property is non-smoking. You will be fined $500 plus mitigation costs
Pets of any kind are not allowed. You will be fined $500 plus cleaning costs.
Do not exceed the maximum number of cars or occupants.
Do not park automobiles in the grass, as you will be towed/ticketed.
Always observe quiet hours after 9PM, as there are neighbors close by.
Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to leave without a refund.
