Important Things to Note
• Parking: Parking is available for up to 3 vehicles in the private paved driveway directly in front of the property. There is no turnaround; you will need to back in or back out.
• Stairs: This is a multi-level home and stairs are required.
• WiFi/Cell Service: WiFi is provided; however, due to the remote mountain location, speed and reliability for both WiFi and cell service can vary and are not guaranteed.
• Cobbly Nob amenities: Enjoy a safe, gated community with security; 3 seasonal outdoor pools with mountain views; scenic drives and walking access to mountain streams; and access to Bent Creek Golf Course designed by Gary Player. Pool availability is seasonal and subject to change.
• Pet Policy: We’re happy to welcome your furry friend! One pet is allowed per stay. An additional $75 fee applies. If you are provided the option, please include your pet in the guest count at booking. If this is not an option, please reach out to our Guest Experience team prior to your stay to add your pet and ensure the fee is processed. Pets must be crated or safely contained when left alone in the home. Please clean up after your pet, both indoors and outdoors. Additional cleaning or damage caused by pets may result in extra charges.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

House Rules:
- Must be 18+ to book.
- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
