Relax in the cozy living areas after a day of exploring, set up your laptop at the workspace if you need to check in with the office, and enjoy easy meals from the practical kitchen. In the evenings, step outside to the backyard to grill, gather around the fire pit, and unwind on the outdoor seating. Inside, you’ll find smart TVs in the king bedroom and loft for streaming, plus a DVD player for movie nights.

Layout (Sleeping Arrangements & Bathrooms)
• Bedroom 1 (Main Level): King bed, smart TV, closet. Adjacent bathroom with shower/tub combo and single vanity; this bathroom also has hall access from the kitchen.
• Bedroom 2 (Upper Level): Queen bed; peaceful, relaxing ambiance.
• Loft Bedroom (Upper Level): One full bed and one twin bed, plus a smart TV.
Bathrooms:
• Bathroom 1 (Main Level): Hall-access bath next to Bedroom 1 with a shower/tub combo and single vanity.
• Bathroom 2 (Upper Level): Standing shower shared by Bedroom 2 and the loft.

Important Things to Note
• Historic charm: The home has been thoughtfully updated while preserving its original character. Expect some endearing quirks typical of a historic property.
• Quiet yet convenient: Private, peaceful setting that’s still close to major area attractions.
• Parking: Driveway parking for up to 3 vehicles directly in front of the house.
• Stairs: Stairs are required to access the upstairs bedroom and loft.
• WiFi/Cell Service: WiFi is provided; however, due to our rural Smoky Mountains location, speed and reliability (for both WiFi and cell service) can vary and are not guaranteed.
• Exterior security camera: One camera is mounted above the garage monitoring the driveway. It records exterior/common areas only.
• Pet policy: We’re happy to welcome your furry friend! One pet is allowed per stay. An additional $75 fee applies. If you are provided the option, please include your pet in the guest count at booking. If this is not an option, please reach out to our Guest Experience team prior to your stay to add your pet and ensure the fee is processed. Pets must be crated or safely contained when left alone in the home, and please clean up after your pet indoors and outdoors. Additional cleaning or damage fees may apply if needed.
• Laundry: There is a laundromat nearby if you need to do wash during your stay.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

2. No events, parties, or group gatherings unless pre-approved.
3. Vacation rental use only.
4. Early check-in requests within 24 hours of arrival.
5. Late check-out requests by 10 AM the day before departure.
6. Early check-in and late check-out may incur a fee up to $100.
7. Follow city occupancy rules; children under 2 not counted.
8. Over-occupancy incurs a $500 fine per extra person.
9. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
10. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
11. Pets: This home is pet friendly. A maximum of 2 dogs may be brought to this home. - Please note that there is an additional Pet Fee of $75 per pet that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.
12. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
13. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
14. Parking: Follow local parking rules. Fines for violations.
15. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
16. Maintenance: Report issues promptly. No refunds for mechanical failures.
17. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
18. Lost & Found: $25 minimum shipping cost for lost items.
19. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
