Set on a hill with a mountain-view backdrop, this family-friendly retreat is designed for relaxing together between adventures. The main level features a cozy living room with a Smart TV and a full-size futon for extra sleeping space. A well-equipped kitchen with basic cookware makes meals easy, and you can gather at the dining table or head outside for fresh-air grilling.
Spend evenings soaking in the private hot tub, roasting s’mores around the fire pit, or lounging on the outdoor seating. Downstairs, an open family suite offers extra space to spread out with a Smart TV—great for movie nights. You’ll also have a laptop-friendly workspace for checking in with work, plus a washer/dryer in the home for added convenience. Parking is simple with room for up to 4 vehicles in the private gravel/paved area.

Important Things to Note
• Parking: Driveway parking for up to 4 vehicles in a private gravel/paved area. Roads and the driveway are mountain-steep; AWD/4x4 is recommended in winter months.
• Kitchen: Basic cookware essentials are provided (pots, pans, baking sheets, utensils).
• Laundry: Washer/dryer available in the home.
• Stairs & Loft: This home has stairs. The loft is accessed by a steep ladder and is not suitable for small children or guests with mobility limitations.
• WiFi & Cell Service: WiFi is provided; however, due to the Smoky Mountains’ rural location and areawide infrastructure, speed and reliability can vary and are not guaranteed. Cell service can also be spotty.
• Exterior Security Cameras: For guest safety, there are 6 exterior cameras—(1) on the driveway post monitoring driveway access, (2 & 3) on front corners monitoring the main entry door and parking area, (4) above the main-level side patio monitoring the sliding glass door, and (5 & 6) on the lower deck corners monitoring the crawlspace and private basement storage areas. No interior cameras.
• Pet policy: We’re happy to welcome your furry friend! One pet is allowed per stay. An additional $75 fee applies. If you’re able, please include your pet in the guest count at booking; if not, reach out to our Guest Experience team prior to your stay to add your pet and ensure the fee is processed. Pets must be crated or safely contained when left alone, and please clean up after your pet indoors and out. Additional cleaning or damage may incur fees.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels, and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

2. No events, parties, or group gatherings unless pre-approved.
3. Vacation rental use only.
4. Early check-in requests within 24 hours of arrival.
5. Late check-out requests by 10 AM the day before departure.
6. Early check-in and late check-out may incur a fee up to $100.
7. Follow city occupancy rules; children under 2 not counted.
8. Over-occupancy incurs a $500 fine per extra person.
9. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
10. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
11. Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
12. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
13. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
14. Parking: Follow local parking rules. Fines for violations.
15. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
16. Maintenance: Report issues promptly. No refunds for mechanical failures.
17. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
18. Lost & Found: $25 minimum shipping cost for lost items.
19. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
