Inside, the living area features leather couches, a Smart TV, DVD player, and board games—perfect for movie nights and downtime.
The kitchen is fully equipped with modern appliances and handy extras like a blender, coffee maker, Crockpot, and toaster. Enjoy casual bites at the breakfast bar with seating for 4, and gather for meals at the 6-person dining table.

Step outside to your private oasis: a pool and hot tub, a deck and outdoor dining area, a fire pit, and an expansive yard that opens to the water. You’ll have step-free access into the home and the ease of in-unit laundry to keep beach towels and swimwear fresh.

Important Things to Note
• Parking: Carport parking for 2 vehicles and driveway parking for up to 5 additional vehicles. Please do not park on the lawn. No additional parking beyond what’s described.
• Waterfront notes: The river water is shallow—no diving or jumping from the bulkhead. Please use the ladder on the left side of the bulkhead for water access.
• The backyard includes a downhill slope.
• Exterior security cameras: 2 total—1 Ring doorbell facing the front entrance and 1 camera above the garage facing the entryway. Cameras monitor exterior areas only.
• House rules: No water balloons or confetti on the property, please.
• This home is not pet-friendly; please plan accordingly.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

House Rules:
- Must be 18+ to book.
- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- No diving or jumping from the bulkhead into the water. Guests must use the ladder on the left side of the bulkhead for water access.
- No water balloons or confetti allowed on the property.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
-This home is not pet friendly. If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
