Kids are covered with a high chair, pack ’n play, stair gates, and children’s dinnerware. An EV charger and paved parking add simple, stress-free logistics.

Important Things to Note
• Wi-Fi and cell service can be spotty at times in the Smoky Mountains due to the rural, mountainous location.
• Exterior security: 1 Ring doorbell and 3 exterior floodlight cameras monitor the main entry, parking area, and crawlspace access (exterior only).
• Parking: Paved parking for up to 4 vehicles directly in front of the cabin. No additional parking beyond what’s described.
• Winter travel: AWD or 4x4 may be required during winter months.
• Stairs are required; this is a multi-level home.
• EV charger available for guest use.
• Outdoor amenities: Multi-level decks with outdoor dining and a private hot tub; park-style charcoal grill (bring charcoal and lighter).
• Laundry: Washer and dryer available for guest use.
• Pet policy: No pets are permitted at this property.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance. If the home is ready early, we’ll notify you automatically.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

2. No events, parties, or group gatherings unless pre-approved.
3. Vacation rental use only.
4. Early check-in requests within 24 hours of arrival.
5. Late check-out requests by 10 AM the day before departure.
6. Early check-in and late check-out may incur a fee up to $100.
7. Follow city occupancy rules; children under 2 not counted.
8. Over-occupancy incurs a $500 fine per extra person.
9. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
10. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
11. Pets: This home is pet friendly. A maximum of 2 dogs may be brought to this home. - Please note that there is an additional Pet Fee of $75 per pet that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.
12. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
13. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
14. Parking: Follow local parking rules. Fines for violations.
15. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
16. Maintenance: Report issues promptly. No refunds for mechanical failures.
17. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
18. Lost & Found: $25 minimum shipping cost for lost items.
19. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
