• Bedroom 1 (Primary – Upstairs): Queen bed, vaulted ceilings, two large closets; ensuite full bathroom with a tub.
• Bedroom 2 (Upstairs): Queen bed, vaulted ceiling, dresser, two nightstands, large closet.
• Bedroom 3 (Upstairs): Two queen beds in a bunk configuration.
Bathrooms:
• Bathroom 1 (Ensuite – Upstairs, Primary): Full bath with tub/shower.
• Bathroom 2 (Hall – Upstairs): Shared full bathroom.
• Bathroom 3 (Main Level): Half bath near the foyer.

Important Things to Note
• Parking: Maximum of 3 vehicles—1 in the garage and 2 in the driveway. No additional parking beyond this allocation.
• WiFi is provided; however, due to our mountain location and areawide infrastructure, speed and reliability can vary and are not guaranteed. Cell service can also be spotty.
• Stairs: All bedrooms are upstairs; stairs are required.
• Pets: This home is not pet-friendly.
• Private washer and dryer available for guest use.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance. If the home is ready before 4:00 PM, we’ll let you know.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

House Rules:
- Must be 18+ to book.
- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: This home is not pet friendly. If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
