Cook at home with a kitchen stocked with cookware, bakeware, and utensils, then dine inside or head out to the BBQ grill and fire pit for evenings under the stars. A laptop-friendly workspace and private laundry make longer stays easy.

Important Things to Note
• Parking: Paved driveway parking for up to 4 vehicles. AWD/4x4 may be required during winter months.
• Stairs: Stairs are required within the cabin (see photos).
• Laundry: Private washer and dryer are available during your stay.
• Kitchen: Cookware, bakeware, and utensils are provided.
• Lake access: Guests have access to the lake; water levels fluctuate and may be low at times.
• Connectivity: Due to the Smoky Mountains’ remote location and areawide infrastructure, Wi-Fi and cell service can be spotty or occasionally unavailable.
• Security: Two exterior security cameras are on site for safety—one at the front door monitoring the main entry and one at the side of the house monitoring the driveway.
• Pet policy: This home is not pet friendly.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.
• If the home is ready before 4:00 PM on arrival day, you’ll be automatically notified. Late checkout may be requested within 24 hours of departure and is subject to availability and additional fees.

Check-In/Check-Out
A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time. 
Early check-in requests within 24 hours of arrival.
Late check-out requests by 10 AM the day before departure.
Early check-in and late check-out may incur a fee up to $100.

Occupancy
Follow city occupancy rules; children under 2 are not counted.
Over-occupancy incurs a $500 fine per extra person.

Quiet Hours
9 PM – 8 AM; noise under 60 dBA.
$500 fine for noise violations.

Property Inspection
Notify us of any issues immediately.
We may inspect at any time for rule violations.

Pets
For all pet-friendly properties, fees are collected after booking confirmation.
Unauthorized pets incur extra fees and fines.

Cleaning
Remove trash and load & run dishwasher at check-out.
Extra trash incurs a $150 fee.

Utilities & Appliances
Normal utility usage included. Excessive use could incur additional charges.
Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.
Use appliances as intended.

Parking
Follow local parking rules.
Fines for violations.

Safety & Security
No illegal activities or hazardous materials.
Properties may have surveillance.

Maintenance
Report issues promptly.
No refunds for mechanical failures.

Payments & Deposits
Major credit card required.
Security deposit may be used for damages.
Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

Lost & Found
$25 minimum shipping cost for lost items.

Legal
Violation of rules may result in eviction without a refund.
