Designed for easy mountain getaways, this multi-level home offers comfortable sleeping space for up to 8, two full bathrooms, and plenty of places to unwind. Spend evenings soaking in the private hot tub, grilling on the deck, or gathering in the game room for friendly competition. A seasonal gas fireplace adds a cozy touch during cooler months, and Smart TVs in each sleeping space make winding down simple. You’ll also find a laptop-friendly workspace if you need to check in with the office. Outside, multiple decks and balconies offer fresh air and seating, while the paved driveway provides convenient parking right in front of the house.

Important Things to Note
• Stairs: The home is multi-level and stairs are required.
• Parking: Parking is available for up to 2 vehicles in the paved driveway directly in front of the property. No additional parking is available beyond what’s described.
• WiFi: Due to the Smoky Mountains’ remote location and area-wide infrastructure, speed and reliability can vary and are not guaranteed.
• Seasonal fireplace: The gas fireplace is available October–March. The pilot light will be on during the season; use the wall timer (turn past 10 minutes) to operate.
• Winter driving: 4x4 or AWD may be required during winter months.
• Security camera: One exterior camera is located at the front porch, overlooking the main entry door. It monitors the exterior entry area only.
• Pet policy: This home is not pet-friendly. Evidence of pets may result in additional cleaning.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• If the home is ready before 4:00 PM on your arrival day, you’ll be automatically notified. Late checkout must be requested within 24 hours of departure, is subject to availability, and may incur additional fees.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

Check-In/Check-Out

A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.

Late check-out requests by 10 AM the day before departure.

Early check-in and late check-out may incur a fee up to $100.

Occupancy

Follow city occupancy rules; children under 2 are not counted.

Over-occupancy incurs a $500 fine per extra person.

Quiet Hours

9 PM – 8 AM; noise under 60 dBA.

$500 fine for noise violations.

Property Inspection

Notify us of any issues immediately.

We may inspect at any time for rule violations.

Pets

For all pet-friendly properties, fees are collected after booking confirmation.

Unauthorized pets incur extra fees and fines.

Cleaning

Remove trash and load & run dishwasher at check-out.

Extra trash incurs a $150 fee.

Utilities & Appliances

Normal utility usage included. Excessive use could incur additional charges.

Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.

Use appliances as intended.

Parking

Follow local parking rules.

Fines for violations.

Safety & Security

No illegal activities or hazardous materials.

Properties may have surveillance.

Maintenance

Report issues promptly.

No refunds for mechanical failures.

Payments & Deposits

Major credit card required.

Security deposit may be used for damages.

Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

Lost & Found

$25 minimum shipping cost for lost items.

Violation of rules may result in eviction without a refund.
