Family Camp is the destination. Tall Timbers Camp has live music, indoor and outdoor pools with water slides and cabanas, a playground, daily activities such as trivia and scavenger hunts, miles of hiking trails, stocked fishing ponds, a fire pit, a food truck food court, basketball and pickleball courts, a general store, and golf carts for rent. Family Camp provides fishing poles, a frisbee, and pickle ball equipment for your outdoor enjoyment and board games, cards, video games, giant Connect 4, and a basketball arcade for those cold and rainy days.

Inside the home, an inviting living room welcomes you with plenty of seating, throw pillows, and throw blankets for the whole family to get cozy and a smart TV—perfect for movie nights and relaxing after a day outdoors. The spacious kitchen is equipped with all of the essentials, including cookware, bakeware, blender, stock pot, toaster, electric griddle, mixer, crockpot, instant pot, waffle maker, serving bowls and platters, utensils, and basic needs for cooking and baking, as well as drip and Keurig coffee options. The kitchen has counter seating for four, allowing for easy breakfasts or casual conversation. Nearby, an impressive dining table that seats 18 makes this home ideal for large gatherings, celebrations, or multi-family trips.

Step onto the covered back deck to discover your own private oasis. Here, a soothing hot tub, plenty of comfortable seating, and outdoor games create a space designed for lingering evenings, laughter-filled afternoons, and unforgettable moments surrounded by nature. Family Camp offers room to reconnect, relax, and fully experience the beauty of the Ozarks.

This home comfortably sleeps 17 guests between 5 private bedrooms. All master bedrooms have ceiling fans, luggage racks, hangers, and full-length mirrors. Both bunk rooms have lockers for additional storage. All bathrooms are stocked with shampoo, conditioner, body wash, hair dryers, and plenty of towels.

Bedroom #1 includes a king-size bed, a smart TV, and an ensuite bathroom with a single vanity and a walk-in shower.

Bedroom #3 includes a king-size bed, a smart TV, and an ensuite bathroom with a single vanity and a walk-in shower.

Bedroom #4 includes 2 triple twin bunk beds, a smart TV, and an ensuite bathroom with a single vanity and a shower/tub combo.

Bedroom #5 includes full-over-full bunk beds, a twin-size trundle, a basketball arcade game, and an ensuite bathroom with a single vanity and a shower/tub combo.

THINGS TO NOTE:
• This home is a walk-in unit with 2 stair steps required to reach the main entrance.
• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
• Washer and dryer in home.
• Lot parking for 4 vehicles available on a first-come, first-served basis.
• We’re pet-friendly! A $125 pet fee per stay will be applied. THIS FEE IS NOT INCLUDED IN THE PRICE YOU PAID and must be paid separately. Please notify us in advance so we can prepare accordingly.
• A maximum of 1 dog, no more than 30 lbs, may be brought to this home.
• Portable crib and high chair available.
• Long-term stays allowed.
• In November and December, the home is decorated for Christmas.
• The communal outdoor pool is open seasonally from Memorial Day to Labor Day.
• Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Grand Welcome nor the property owners are responsible or liable for any refunds in the event that any are closed for any reason.

Less than 5 minutes from Table Rock Lake, you’re within easy distance to world-class fishing, water sports, boating, swimming, and a generally inviting family atmosphere. You’ll also be within 15 minutes of many outstanding hiking options, including the 362 acres of trails, scenic landscapes, and rolling green glades of the White River Balds Natural Preserve.

This enviable location also puts you within 15 minutes of downtown Branson where you are likely to stumble onto a live music festival, eclectic eateries, trendy boutiques, and local wineries among the more famed attractions of Branson like Silver Dollar City amusement park, Dolly Parton’s Stampede, Pirate Cove Adventure Golf, Bigfoot Fun Park, and the Titanic Museum. It’s no surprise that Branson has been dubbed the “Live Entertainment Capital of the World” considering there is truly something for everyone to enjoy. We recommend taking plenty of time to explore the area by walking, hopping on a bike, or using the free downtown trolley.

- Check-In is 4:00pm and Checkout time is 10:00am.
- A late check-out may be available upon request, so please ask your Guest Services team for cost and availability prior to your checkout date. Failure to abide by this listed check-in and checkout times will result in a $50 fine for every 30-minute violation before or after the times provided.
- This is a "Non-Smoking" property. Smoking or vaping inside a unit is not permitted. You will be fined $500 plus mitigation costs.
- Pets of any kind are not permitted unless noted as a "Pet Friendly" unit. You will be fined $500 plus double cleaning fees.
- Always observe quiet hours of 10:00PM to 8:00AM, as there are neighbors close by.
- Parties or events of any kind are not allowed.
- Do not move or rearrange the furniture.
- Do not exceed the maximum number of cars or occupants.
- Do not park automobiles in the grass, as they will be ticketed and towed. There is also no trailer, boat, rv, jet ski parking of any sort at the properties.
- Failure to follow these rules/procedures and the rules/procedures stated in the agreed upon rental agreement could result in fines, forfeit of the security deposit, and in some cases being asked to vacate immediately without a refund.
