The downstairs suite has a private entrance and can function independently from the main level, featuring a convenient kitchenette — ideal for larger groups, extended stays, or guests seeking extra privacy. In-home laundry and WiFi adds ease and comfort.

Driveway parking is available for up to three vehicles.

• There is an additional full size sleeper sofa in the living room area.
Bathrooms:
• Bathroom 1 (middle level): Tub/shower combo
• Bathroom 2 (upper level): Walk-in shower
• Bathroom 3 (lower level): Walk-in shower


Important Things to Note
• Stairs: This is a multi-level cabin and steps are required.
• WiFi/Cell Service: Due to the Sea Ranch/Gualala area’s remote setting, WiFi and cell service can be spotty or occasionally unavailable.
• Parking: Driveway parking for up to 3 cars only; additional parking is available offsite.
• Laundry: Washer/dryer located on the middle level in the hall bathroom area
• Security Cameras: 1 security camera is installed on the property’s exterior and monitor outdoor/common areas only. They do not face any private interior spaces. This camera is a doorbell camera.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided.



Basic Rules

Check-In/Check-Out

A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.

Late check-out requests by 10 AM the day before departure.

Early check-in and late check-out may incur a fee up to $100.

Occupancy

Follow city occupancy rules; children under 2 are not counted.

Over-occupancy incurs a $500 fine per extra person.

Quiet Hours

10 PM – 7 AM; noise under 60 dBA.

$500 fine for noise violations.

Property Inspection

Notify us of any issues immediately.

We may inspect at any time for rule violations.

Pet Policy:
• This home is not pet friendly. If there is evidence found of an animal presence during your stay or post check-out, you will be charged additional cleaning fees.



Cleaning

Remove trash and load & run dishwasher at check-out.

Extra trash incurs a $150 fee.

Utilities & Appliances

Normal utility usage included. Excessive use could incur additional charges.

Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.

Use appliances as intended.

Parking

Follow local parking rules.

Fines for violations.

Safety & Security

No illegal activities or hazardous materials.

Properties may have surveillance.

Maintenance

Report issues promptly.

No refunds for mechanical failures.

Payments & Deposits

Major credit card required.

Security deposit may be used for damages.

Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

Lost & Found

$25 minimum shipping cost for lost items.

Legal

Violation of rules may result in eviction without a refund.
