Important Things to Note:
• Parking: Parking is first-come, first-served in the resort lot for up to 2 vehicles. Additional parking is not guaranteed.
• Stairs: Stairs are required to access this home. Please see photos to ensure it works for your group.
• WiFi: WiFi is provided; however, due to our rural Smoky Mountains location and areawide infrastructure, speed and reliability can vary and are not guaranteed.
• Pet Policy: This home is not pet friendly. If there is evidence of an animal’s presence during your stay or after checkout, an additional cleaning fee will apply.
• Pools: The indoor and outdoor pools are communal and located within the resort complex. Access is included with your stay but amenities might be seasonal.
• Check in is at 4:00 PM and checkout is at 10:00 AM. We cannot guarantee or approve early check in or late checkout requests in advance.
• We recommend considering travel insurance, just in case any unexpected changes come up. We do stick to our cancellation policy and want to make sure you're covered!
• We provide bedding, towels and a small starter set of essentials to help get you settled. Feel free to message us for details on what’s included.
• Salt, pepper, and cooking oil are not provided unless otherwise noted.

Check-In/Check-Out

A fee of $75 per hour will be charged for any unauthorized stay beyond the checkout time.
Early check-in requests within 24 hours of arrival.

Late check-out requests by 10 AM the day before departure.

Early check-in and late check-out may incur a fee up to $100.

Occupancy

Follow city occupancy rules; children under 2 are not counted.

Over-occupancy incurs a $500 fine per extra person.

Quiet Hours

9 PM – 8 AM; noise under 60 dBA.

$500 fine for noise violations.

Property Inspection

Notify us of any issues immediately.

We may inspect at any time for rule violations.

Pet Policy:

• This home is not pet friendly.
• If there is found evidence of an animal's presence during your stay or post check-out, guests will be charged an additional cleaning fee.

Cleaning

Remove trash and load & run dishwasher at check-out.

Extra trash incurs a $150 fee.

Utilities & Appliances

Normal utility usage included. Excessive use could incur additional charges.

Only use the designated EV charger if available. Charging electric vehicles from non-designated outlets may result in additional fines.

Use appliances as intended.

Parking

Follow local parking rules.

Fines for violations.

Safety & Security

No illegal activities or hazardous materials.

Properties may have surveillance.

Maintenance

Report issues promptly.

No refunds for mechanical failures.

Payments & Deposits

Major credit card required.

Security deposit may be used for damages.

Failure to return keys, key cards, pool passes, etc., will result in a $50 fine per key.

Lost & Found

$25 minimum shipping cost for lost items.

Legal

Violation of rules may result in eviction without a refund.
