Welcome to The View on Overlook, a relaxing retreat tucked inside the gated Pointe Royale Golf Village in Branson. This resort-style community offers something for every traveler, including indoor and outdoor pools, a hot tub, championship golf course, sports courts, scenic walking trails, fishing spots, picnic areas, a fitness center, playground, and on-site dining. Plus, with downtown Branson just a few minutes away, Pointe Royale provides the perfect balance of recreation and relaxation.

Description

Inside, the condo features an inviting open layout designed for comfort and connection. The kitchen is equipped with stainless steel appliances, both drip and Keurig coffee makers, and counter seating for three, making mornings simple and convenient before heading out to explore Branson. Nearby, the dining table for six creates the perfect gathering place for meals, board games, or sharing stories from the day’s adventures. The cozy living room offers a smart TV with cable, decorative fireplace, plush couch, armchair, and a collection of board games for relaxing evenings indoors. Sliding glass doors lead to a private balcony overlooking the mountains and lush greenery, complete with a table for al fresco meals, morning coffee, or peaceful evenings soaking in the scenic Ozark views.

This home comfortably sleeps 6 guests between 2 private bedrooms and a queen size sleeper sofa in the living room.

Bedroom #1 includes a king size bed, a smart TV, patio access, and an ensuite bathroom with a single vanity and a shower/tub combo.

Bedroom #2 includes a king size bed and a smart TV.

This home also includes a full guest bathroom with a single vanity and a shower/tub combo.

THINGS TO NOTE:
• Washer and dryer in home.
• Lot parking is available on a first-come, first-serve basis for 2 vehicles. Parking pass will be provided at the gate.
• This home is a second-floor walkup unit with 5 steps required to reach the main entrance.
• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
• The outdoor communal pools are open seasonally from Memorial Day to Labor Day. Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that any are closed for any reason.

This enviable location places you within 10 minutes of downtown Branson where you are likely to stumble onto a live music festival, eclectic eateries, trendy boutiques, and local wineries. We (2 adult couples) really liked how close everything was (Branson strip, lakes, restaurants). The only thing you need to be aware of is the refrigerator was small. A gallon of milk, eggs and fixings plus drinks would not fit in the fridge. We did have to use our coolers. Beds were nice (king size). Loved having 2 full baths. The view was really nice and relaxing.

Overall, our stay was as we anticipated. Condo was only up 5 steps, very clean, adequate linens and as described. The only thing was we could not find the pool nor the workout room. Otherwise, a great stay.

Very much appreciated the cleanliness. Hard to find that anymore. Had a great time and the area was nice. Only downfall was the floors were loud. Could hear the upstairs people walking around and apparently the people below us could hear us as well as they banged on the ceiling several times. Somewhat of an annoyance as we really were not being loud and it was around 9:00 pm so not late. Other than that, it was a great condo!

This was the perfect place to stay for our trip! We were two couples visiting Branson for the first time and wanted a place with two king beds and two baths and this was a great fit. The space was lovely, clean, and well stocked - we cooked many meals at home. We also enjoyed the pool amenities. The location was very convenient and we never drove more than 20 minutes for activities. We’d gladly stay here again!

Very well kept place to stay in Branson area. It was clean, and quiet. We stayed in May and the green view was beautiful. The space was just as pictured. Fairly kid friendly, the pool was really fun for the kids. It is about 20 minutes driving from Branson downtown area, which didn’t bother us. Check out instructions were simple and much appreciated. Great stay! Would do it again.
