This home comfortably sleeps 8 guests between 3 private bedrooms and a queen size sleeper sofa in the living room.

Bedroom #1 includes a king size bed and a cable TV.

Bedroom #2 includes a king size bed, a cable TV, and an ensuite bathroom with a single vanity and a shower/tub combo.

Bedroom #3 includes a king size bed, a cable TV, and an ensuite bathroom with a dual vanity and a walk-in shower.

This home also offers an additional full guest bathroom with a spacious single vanity & shower/tub combo.

THINGS TO NOTE:
• Washer and dryer in home.
• Lot parking is available on a first-come, first-serve basis for 2 vehicles. Parking pass will be provided at the gate.
• This home is a second-floor unit with 14 steps up required to reach the main entrance.
• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.
• Pet Policy: Bringing a dog? We’re pet-friendly! A maximum of 1 dog, no more than 30 lbs, may be brought to this home. A $125 pet fee per stay will be applied. THIS FEE IS NOT INCLUDED IN THE PRICE YOU PAID and must be paid separately. Please notify us in advance so we can prepare accordingly. To pay your Pet Fee, please contact the Customer Care Team after booking.
• The outdoor communal pools are open seasonally from Memorial Day to Labor Day. Pools, Hot Tubs, or any other facilities in the resort are operated and maintained by the HOA. Neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that any are closed for any reason.

We go to Branson frequently and have stayed many places all shapes and sizes. We would put this particular rental in the middle. Clean, management company responsive, location good, especially if you are a golfer. (we are more SDC/Branson downtown people). Rooms were solid, a bit outdated in various areas but plenty of extra blankets and pillows! You can go out your back door, walk around the condo and go straight to the river which is nice and pass the playground on the way. Where we are holding 1 star is with internet. We had work meeting remotely and had no internet about 80% of our 3 day stay. So, for some this might hopefully be of zero concern if you are on vacation and have no need for this. We went back and forth with Grand Welcome and they gave it their best. Our saving grace was one particular Grand Welcome employee who lent us his direct connection to the router. He said the internet is just not great. Overall we would recommend if internet isn't a concern. Hope this helps.

We had a great stay! The home was very spacious with three bedrooms and three bathrooms, which made it perfect for our family. Everyone had plenty of room and it felt comfortable throughout our trip. The host was very attentive and checked in with us, offering help if we needed anything, which we really appreciated. I would definitely recommend this place to others and would absolutely stay here again!

We love to stay at Pointe Royale and this is one of our favorite units. It is quiet and peaceful near the river, but a short walk or drive to the pool and restaurant. Be aware that the third bedroom is a loft, so it can be a bit warm and open to morning kitchen noise, but our teenagers sleep through it all. It is also walk-up only, so everyone will need to use the stairs to enter. Overall, a very clean, relaxing, well-appointed unit.
