• Fort Lauderdale Municipal Code prohibits loud, excessive, or unreasonably disturbing noise plainly audible at 25 feet between 11:00 PM – 7:00 AM (Sun–Thu) and 12:00 AM – 8:00 AM (Fri–Sat).
• Guests must keep noise at a reasonable level at all times and comply immediately with any noise-related request from neighbors, property management, or law enforcement.
• Parties, amplified music, and loud gatherings are prohibited. Violations may result in immediate termination of the rental without refund.
• Quiet hours inside and outside the property: 10:00 PM – 7:00 AM daily.
2. OCCUPANCY & GUESTS
• Maximum occupancy is strictly enforced per the permitted guest count on the reservation. Exceeding maximum occupancy violates this agreement and Fort Lauderdale's vacation rental ordinance.
• Only guests listed on the reservation are permitted to stay overnight.
• Day visitors must be included in the total occupancy count and are the responsibility of the registered guest.
• Guest agrees not to sublet or re-rent the property under any circumstances.
3. PARKING
• Parking is limited to designated on-property spaces only. Do not park on the lawn, in neighbors' driveways, or in fire lanes.
• Street parking is subject to City of Fort Lauderdale regulations. Guests are responsible for any parking citations incurred.
• RVs, boats, trailers, and commercial vehicles may not be parked on or adjacent to the property without prior written approval.
• The number of vehicles permitted corresponds to the number of designated parking spaces at the property.
4. TRASH, RECYCLING & YARD WASTE
• Trash — Tuesday & Friday: Place black trash cart at curb by 7:00 AM on collection days. Do not place out more than 12 hours before pickup.
• Recycling — Friday: Place blue recycling cart at curb by 7:00 AM.
• Yard Waste: Yard waste (green cart) is collected once per week. Do not bag yard waste.
• Remove all carts from the roadside on the same day as collection.
• Bag all trash before placing in the black cart. Do not overflow carts or leave bags outside of carts.
• Bulk items (furniture, appliances) are collected once per month. Contact management for the scheduled date.
5. SEA TURTLE LIGHTING NOTICE
IMPORTANT — SEA TURTLE PROTECTION (BROWARD COUNTY ORDINANCE)
• Nesting season: March 1 – October 31. All outdoor and visible indoor lighting must comply with FWC and Broward County lighting ordinances during this period.
• Lights visible from the beach — including pool, patio, and interior lights — must be turned off or shielded after dark during nesting season.
• Do not disturb sea turtle nests, hatchlings, or nesting turtles. Protected by state and federal law. Report disturbances to FWC: 1-888-404-FWCC (3922).
• Guests are responsible for compliance with all sea turtle lighting requirements during their stay.
