Challenge friends to pool, foosball, or board games while enjoying the smart TV, high-top table, and comfortable couch that create the perfect hangout atmosphere. Beyond the game room, the home opens into a warm and inviting open-concept living, kitchen, and dining area filled with natural light from large windows overlooking the backyard pool. The living room features a cozy couch, two loveseats with chaise lounges, a fireplace, and a smart TV for movie nights after busy days exploring New Braunfels. Nearby, the spacious kitchen combines character and functionality with green-painted wood cabinetry, a striking brick accent wall, stone countertops, stainless steel appliances, and a single-serve coffee maker. A small partition with a charming window cutout separates the formal dining space from the breakfast table and bar seating, while the dining table for ten easily brings everyone together for meals, games, and unforgettable vacation moments.

This home comfortably sleeps 12 guests between 3 private bedrooms and a game room with 2 sets of twin size bunkbeds and a queen size sleeper sofa.

Bedroom #1 includes a king size bed, a love seat, a desk, a smart TV, patio access, and an ensuite bathroom with a dual vanity and a walk-in shower.

Bedroom #2 includes a king size bed, a makeup vanity, and a smart TV.

Bedroom #3 includes a king size bed.

This home also includes 2 additional full guest bathrooms; one with a pedestal sink and a shower/tub combo, another located in a different building by the pool with a single vanity and a walk-in shower.

• Washer and dryer in home.
• Driveway parking for 5 vehicles available. Please do not park on grass.
• Step-free access.
• Fee(s):
o Pool heat: $150. Please note, the pool is heated/chilled year round, let us know if the temperature of the pool needs adjusting.
• This home is equipped with four (4) external security cameras;
o (1) located at the front corner of the house and actively monitoring the front yard area,
o (2) located underneath the carport and actively monitoring the driveway area,
o (3) located at the backyard’s covered patio and actively monitoring the outdoor dining room,
o (4) located at the back corner of the house and actively monitoring the pool area.

• Long-term stays allowed.

Home is on a septic system, only flush waste or toilet paper; no wipes, paper towels, etc.
No jumping/diving into the pool.
No glass within 20 feet of the pool; broken glass requires draining the pool (minimum $500 fee assessed).
No linens or towels can be taken to use at the river.
