Comprised of 2 separate units that can be booked individually, Luckenbach and Bluebonnet Guestroom, guests now have the flexibility and convenience to book both together, where the entire property becomes yours for the duration of your stay. Bluebach offers the comfort and flexibility of two adjoining studio spaces, making it an excellent choice for couples traveling together, families, or friends who appreciate extra room and privacy.

The Luckenbach studio features a warm, cabin-inspired atmosphere with a farmhouse-style kitchen showcasing stained wood barn-door cabinetry, a single-serve coffee maker, and everything needed to prepare meals and snacks. Relax with your favorite shows on the smart TV with cable or step outside to the private patio, complete with a dining table that's perfect for al fresco meals or morning coffee. The adjoining Bluebonnet Guestroom provides an equally inviting space with a bright vaulted ceiling and cozy farmhouse charm. Its convenient kitchenette includes a microwave, refrigerator, coffee bar, and single-serve coffee maker, while the charming bistro table offers a comfortable spot for breakfast or an evening snack.

Together, these two thoughtfully designed studios create a spacious and welcoming home base where everyone can gather, spread out, and enjoy the perfect balance of shared time and personal space while experiencing everything New Braunfels has to offer.

THINGS TO NOTE
• Communal laundry facilities are available for guest use. Laundry is complimentary, but please note that detergent is not provided. The ground-floor unit, Luckenbach, also offers private laundry in the utility room off the back porch for guest convenience.
• Lot and stall parking for 2 vehicles available. Additional overflow parking available in the gravel lot at the Northeast corner of the property.
• No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
• Check-in is at 3:00 PM and check-out is at 11:00 AM.
• The pool is heated and chilled year-round — please let us know if the temperature needs adjusting.
• This home is the 1st building on the right as you enter the property.
• This unit is a combination unit, offering access to both the ground-floor studio (Luckenbach) and the upper-floor unit (Bluebonnet Guestroom).
• Please also note that this unit is part of a larger rental property that includes several smaller units and combination units, so guests may see other guests coming and going and enjoying the shared common areas such as the parking areas, pool, playground, and grounds.
• Long-term stays allowed.
• This property is equipped with external security cameras located on the outside of various buildings, actively monitoring shared common areas including the parking area, pool, and playscape.

- Please be respectful of other guests on the property and keep excessive noise to a minimum, especially during quiet hours of 10:00 PM–8:00 AM.
- The pool closes at 10:00 PM, no exceptions.
- Please only flush waste or toilet paper — no wipes, paper towels, etc.
- No jumping or diving into the pool.
- No glass within 20 feet of the pool; broken glass requires draining the pool (minimum $500 fee assessed).
- No linens or towels may be removed from the property to use at the river.
- No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
