Located upstairs, this studio is designed for two guests and offers a comfortable layout for a Hill Country getaway. The kitchenette includes a mini fridge and microwave, along with a single-serve coffee maker to start your mornings. A bistro table for two provides a convenient spot to enjoy breakfast or an evening snack before heading out to explore Gruene and New Braunfels.

This studio comfortably sleeps 2 guests in a king size bed.

This home also includes a full guest bathroom with a single vanity and a walk-in shower.

THINGS TO NOTE
• Communal washer and dryer available in the closet in the breezeway of the building.
• Lot parking for 1 vehicle available. Additional overflow parking available in the gravel lot at the Northeast corner of the property.
• No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
• This home is the upstairs guestroom of the second building on the right as you enter the property.
• Check-in is at 3:00 PM and check-out is at 11:00 AM.
• This home is a sister unit to other units in the building. For larger parties or those needing more space, guests are encouraged to book the downstairs Concan unit and/or the adjacent upstairs guestroom.
• Please also note that this unit is part of a larger rental property that includes several smaller units and combination units, so guests may see other guests coming and going and enjoying the shared common areas such as the parking areas, pool, playground, and grounds.

Spend your days tubing or kayaking along the scenic Guadalupe and Comal Rivers, exploring local shops and German-inspired eateries in the historic downtown, or enjoying family-friendly attractions and live music. With beautiful parks, wineries, and easy access to San Antonio and Austin, New Braunfels makes an ideal getaway for both relaxing and adventure-filled stays.

- Please be respectful of other guests on the property and keep excessive noise to a minimum, especially during quiet hours of 10:00 PM–8:00 AM.
- The pool closes at 10:00 PM, no exceptions.
- Please only flush waste or toilet paper — no wipes, paper towels, etc.
- No jumping or diving into the pool.
- No glass within 20 feet of the pool; broken glass requires draining the pool (minimum $500 fee assessed).
- No linens or towels may be removed from the property to use at the river.
- No pets allowed. Unauthorized pets result in a $350 fee and may require immediate removal with no refund.
