Step inside and settle into the inviting second-floor living room, where two sofas, a smart TV, and a gas-starter wood-burning fireplace create a cozy gathering space. The kitchen and dining area are also located on the second floor and offer everything needed for preparing meals, including a refrigerator, dishwasher, microwave, stove/oven, trash compactor, toaster, Keurig coffee maker, cookware, dishes, and silverware. The dining table seats up to six guests, while board games provide another way to unwind after a day of exploring.

Outside, enjoy the peaceful mountain and lake surroundings, along with a patio or balcony and opportunities for fishing nearby. The home also offers a private entrance, wireless internet, and driveway parking for up to two vehicles.

Bedroom #1 includes a queen size bed and an ensuite bathroom with a single vanity & shower/tub combo.

Bedroom #2 includes a queen size bed.

• The home does not have air conditioning.
• This home is equipped with 5 external security cameras, recording both video and audio: (1) located on the parking deck railing and monitoring the parking deck, (2) located on the corner of the house and monitoring the parking deck stairs, (3) located on the side of the house and monitoring the side of the house, (4) located under the deck and monitoring the stairs and sliding door, and (5) located on the upper deck and monitoring the Robin Drive driveway.

- By completing your reservation, you acknowledge and agree to follow all house rules, Grand Welcome's policies, and San Bernardino County ordinances. Failure to comply may result in fines, eviction without refund, or other penalties imposed by San Bernardino County or property management.
- Check-in: 4:00 PM | Check-out: 10:00 AM

Occupancy
- Do not exceed the maximum occupancy of 6 guests at any time; children count toward total occupancy and day visitors are not permitted.
- The primary guest making the reservation must be at least 21 years old.

Parking
- Parking is limited to two driveway spaces located on the parking deck at 33393 Falling Leaf; street parking is prohibited throughout San Bernardino County for short-term rentals.
- County enforcement is active — violations may result in citations, towing, or other penalties.
- During winter weather, Caltrans requires all drivers to carry chains and/or have 4WD or AWD to access the property.

No Parties or Events
- This home is in a quiet residential neighborhood and is intended for registered guests only — parties, events, and large gatherings are not permitted.

Smoking & Illegal Substances
- Smoking, vaping, and the use of illegal substances are not permitted anywhere on the property.

Pets
- This home is pet friendly — a maximum of 2 dogs are welcome with a pet fee of $35 per pet, per night, which must be paid at the time of booking.
- Pets are not permitted on furniture and may not be left unattended in the home.

Quiet Hours
- Green Valley Lake is a peaceful mountain community — please be respectful of neighboring homes.
- Quiet hours are from 10:00 PM to 8:00 AM; amplified music may not be heard beyond the property line at any time.

Travel Insurance
- We strongly recommend purchasing travel insurance to protect your trip investment.
- Refunds are not provided for circumstances outside of our control, including but not limited to weather conditions, road closures, evacuations, power outages, health-related disruptions, insects, pollen, or other natural mountain conditions.

Winter Conditions
- Mountain weather can change quickly; Caltrans requires all vehicles to carry chains, including AWD and 4WD vehicles. Please note that chains and 4WD are required to access this property in snowy conditions, as Green Valley Lake sits at the highest peak and receives the most snowfall in the area.
- Shovels are provided should snowfall occur during your stay.
- Firewood is not provided.
- Power outages occasionally occur in mountain communities and are beyond our control; refunds are not offered for circumstances outside of our control.

Air Conditioning
- This home does not have air conditioning.

Fire Safety
- The San Bernardino Mountains are a high fire-risk area — please help us protect our forest and community.
- Fireworks are strictly prohibited.
- Wood-burning fire pits and charcoal BBQs are not permitted; the BBQ provided is propane and must be attended to at all times.
- No smoking inside or outside the home.

Wildlife & Mountain Living
- One of the joys of the mountains is sharing the area with local wildlife. You may see bears, deer, bobcats, raccoons, squirrels, mice, spiders, bats, flies, moths, ants, and other native species during your stay. The property is professionally serviced for pest control; however, wildlife and insects are a normal part of mountain living.
- To help prevent unwanted visits: keep doors and windows closed, store food properly inside the home, secure trash bin lids with bungee cords, and lock vehicles and the home when leaving.

Damages
- Please treat the home with care and notify us immediately if anything is damaged or not functioning properly; guests are responsible for damage caused by negligence, misuse, or intentional acts.

Security
- This home is equipped with exterior security cameras for the safety of our guests and property; there are no interior cameras.

- Our team inspects the property before each arrival and is committed to making your stay enjoyable; if you encounter any issues during your visit, please contact us right away and we will make every reasonable effort to address concerns as quickly as possible.
