🏛️ The History of McKenzie Guest House
• 1907: Originally established as a two-story hotel welcoming stagecoach travelers, with lodging and meals once offered for just 25 cents
• 1980s: The Brown family transformed the original 13-room, two-bath property into five apartments
• 2002: The property became Wallace Guest House Bed and Breakfast
• 2018: The McCormack family of Austin became the property's new owners
• Today: McKenzie Guest House welcomes travelers to experience its historic charm in the heart of Marble Falls

• Five-Suite Booking: This listing includes Travis, LBJ, Marble Falls, Inks & Buchanan suites. Each suite can also be reserved individually through its separate listing.
• Shared Spaces: Outdoor porches, deck, picnic area & BBQ grill may be shared with guests staying in other accommodations on-site.
• Accessibility: Interior and exterior steps are required. Travis Suite has a spiral staircase, and Marble Falls Suite is located on the second floor.
• Events: Events, parties & large gatherings are not permitted.
• Group Accommodations: This listing sleeps up to 20 guests across five suites, with individual living and sleeping areas for added privacy.
• Pets: This property is not pet friendly. If there is evidence found of an animal presence during your stay or post check-out, you may be fined and/or charged additional cleaning fees.
• Permit: STR23-00009 (provided for Inks Suite; confirm applicability to combined booking).
• Check-In/Out: Check-in is at 4:00 PM and checkout is at 10:00 AM.

- No events, parties, or group gatherings unless pre-approved.
- Vacation rental use only.
- Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
- Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
- Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
- Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
- Pets: Pets are strictly prohibited. Evidence of pets during or after your stay will result in additional cleaning fees.
- Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
- Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
- Parking: Follow local parking rules. Fines for violations.
- Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
- Maintenance: Report issues promptly. No refunds for mechanical failures.
- Payments & Deposits: Major credit card required. Security deposit may be used for damages.
- Lost & Found: $25 minimum shipping cost for lost items.
- Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
